Vague estimates that balloon mid-build. Subcontractors who disappear after week two. No clear contact when questions arise. These are the patterns that make homeowners hesitant — and rightly so.
How we work differently
Every Kestrelfield project is scoped line-by-line before a contract is signed. You receive a named project manager, a written programme of works, and weekly progress updates. Nothing starts on site until you have approved the full plan in writing.
From a rear kitchen extension to a whole-house renovation, every project is scoped, managed, and delivered by Kestrelfield Home Improvements with the same process rigour.
Single or double-storey additions that connect seamlessly to your existing structure — kitchen breakouts, garden rooms, utility annexes.
Dormers, hip-to-gable, and Velux conversions that add a full bedroom and bathroom without touching your garden boundary.
Structural reconfiguration, new joinery, replastering, rewiring, plumbing, and decoration — a single contract, one point of contact.
Habitable rooms, home offices, and annexes from underused structures — insulation, DPC, windows, and electrics included.
Underpinning, beam installation, wall removal, and damp remediation — properly specified by a structural engineer, not guessed at.
Drawings, planning applications, Building Regulations submissions, and on-site management — available as a standalone service or bundled with build.
A clear process means no surprises. Here is exactly how every Kestrelfield project runs.
A senior Kestrelfield surveyor visits your property, takes measurements, assesses structural constraints, and listens to how you actually use the space. No pressure, no sales pitch — just information gathering.
You receive a line-by-line breakdown — trade by trade, material by material — alongside a phased programme of works with start and completion dates. Nothing is bundled into vague lump sums.
Your named project manager runs the site, coordinates all trades, and sends you a written update every Friday. You have a direct line for any questions — not a general enquiries inbox.
Before we call a project complete, we walk through every finish with you and work through a written snag list. Building Regulations sign-off documents and warranties are handed to you on the final day.
No verbal agreements on changes. Every scope variation is issued as a written change order with cost and programme impact before any additional work begins.
All structural, electrical, and plumbing work is carried out to current UK Building Regulations. Completion certificates are your property, not ours to retain.
We build contingency into programmes honestly rather than quoting short to win work. If a delay occurs for reasons outside our control, we tell you immediately and revise the programme in writing.
The same carpenters, plasterers, and electricians work through from start to finish. You know who is in your home and they know your project inside out.
“The itemised quote was the thing that convinced us. We could see exactly what we were paying for — right down to the lintel spec and the number of coats of plaster. No other contractor came close on transparency.”
“Friday updates. Every single week. I always knew what had been done and what was next. That level of communication is rare.”
“The snagging walk-through at the end was thorough — they found things I had not even noticed. Every item was resolved before I signed off.”
Extensions and renovations that add real living space — and real long-term value to your property.
